Prespec is different from Prefab. Prespec has predesigned and preplanned aspects of a prefab unit but keeps the custom qualities of a onsite built ADU. This makes them fully adaptable to the existing architecture of your home which makes them HOA friendly.

The cost of an ADU can range greatly. We've designed and built accessory dwelling units for as low as $35,000 for a garage conversion ADU and $220,000 for a custom ADU with house remodel included. It all depends on your space available, the size you're looking to build, how you want it to look and the number of features. Our contracting team submitted one of the first permits and built one of the first ADUs in southern California decades before this housing solution was even really known.

Prefab ADUs price range widely as well by percentage depending upon the model you choose and the city code requirements that might cause special modifications to have to be made.

More to consider
An ADU (accessory dwelling unit), sometimes referred to as a backyard home, guest house, granny flat or an in-law suite, can be a great solution for homeowners to develop on their own property. The recent California ADU laws effective in 2020 have relaxed the code requirements in response to the affordable housing crisis throughout the state. These premanufactured housing solutions that can be used for a family member or to generate additional rental income.
 
Prefabricated housing has been around for a while, but prefab does not necessarily equate to low price. Many of the prefabricated homes and accessory dwelling units really don’t appear to be an affordable solution at all. Prices range widely and can reach hundreds of thousands of dollars.
 
There are certainly benefits to prefab, but there are also some problems. Premanufactured ADUs still encounter custom or unique installation requirements. For example; A prefabricated ADU might not meet the HOA (homeowner association) architectural guidelines. Some premanufactured dwellings are still very much in the development phase as they tool up for the growing demand. This causes the end price to be as high and in some cases even higher than custom ADU planning and construction projects.
 
California cities are working to codify the new 2020 state laws that mandate acceptance of ADU building codes. While this interpretation process is taking place, TRUPLANS INC. has a team dedicated to ADU and JADU (junior accessory dwelling unit) feasibility research with our signature research process.

From our extensive experience in getting permits for construction projects in over 85 California cities EVERY city planning and department makes mistakes when giving out zoning and building requirements when given a specific property.
