This large, empty high ceiling has a bright future ahead. As of now, it isn't doing much for the family, other than providing the illusion of a large space. If you look at the existing living room and then up at the ceiling, you have to wonder - can I double the amount of usable space here?
With this much overhead emptiness and a non-vaulted ceiling, the answer is YES! This family will be receiving a new bedroom over their existing living room, complete with a walk-in closet and a bathroom!
This kind of remodel can be a bit tricky to envision. Our expert architectural design team is hard at work creating the designs, with the goal being to visually show the homeowner what their new addition will look like. Virtually walking you through the space really fills in the blanks and shows you how your home will feel once these renovations are complete.

By partially building out into the roof, it allows for the bedroom to gain the height it truly deserves.

If the fireplace and chimney were to be retained, the new dormer bedroom would have to be at least 10 feet away from the chimney in question. This is the main reason the new bedroom would have to take residence above the kitchen.
If the homeowners opt for removing the fireplace and chimney, however, then that would open up a lot more possibilities. Regardless, there is still plenty of space to be gained here! With the dormer addition bedroom and the fireplace retained, this home will gain about 161 square feet of functional space!

As you can see, this home's existing ceiling is vaulted and quite steep. There's a wall separating the kitchen and living room, and a fireplace that has taken residence near the front entrance.

Loft / Dormer Addition - Bedroom & Bath
When your vaulted ceiling height is just not high enough to get you the space you need, a dormer addition is the next best choice. A dormer addition combines the affordability of a loft addition with a mini raised roof section. It gives you full height ceilings over the main portion of the room. In this Rancho Santa Margarita home we built the gable dormer over the bedroom, but we were able to fit the new bathroom addition within the high section of the vault.

High vaulted ceiling in Orange County being designed for a square footage upgrade. The landing near the top of the stairs will have a new turn., a few steps up to the new open loft room and storage area.
Mini Loft Addition For Home Office
Sometimes a little space is all you need. We did not cover the living room or dining room high ceiling space. This was a loft addition over the entry only to create a hallway mini home office loft.
