Laguna Niguel New Loft Addition - Open Loft Conversion (Conceptual Design)

It would be pretty tough to imagine standing in a floor space that doesn't exist yet, right? This is where 360° images swoop in to save the day!
High ceiling conversions are a different breed of remodeling, which calls for a different breed of photography. Sometimes, just looking at where the new floor space will go in the 2D realm is not enough.
Really getting to feel that sense of space is a key component of a panoramic image. As you'll notice, we don't just have 360° images of the existing home - we also have 360°s of the proposed 3D design!
This guarantees that you truly know what you're going to get with your high ceiling, long before construction begins.

A series of before pictures from our Matterport camera are shown in this slideshow gallery which represent the original Orange County CA house model. These are followed by conceptual CAD graphics from our architect program. We these gallery images in panoramic mode so that you can step into this loft and bedroom addition space and take a look around. In this Laguna Niguel project we began by giving several different construction estimates, one for keeping the vaulted ceiling and then another proposal to raise the roof completely as a full two-story room addition. The second construction quote yield so much more usable square footage that it was worth the extra construction cost.

We raised the roof over this loft addition to gain even more usable space. Sometimes the ceiling is just not high enough for what is needed. Truloft is the only loft addition brand that can bring the total solution to converting a high ceiling.
This remodel in Laguna Niguel was another example of how a loft addition alone would not provide the space needed by the owners of the home. Therefore, the roof would have to lifted over a portion of the space. While the neighbor next door did a complete roof raising and spent a whole lot more money to do so, we selected to only raise a the portion that was critically needed for the full height ceiling space in the new bedroom area. This selected portion of roof was position so that it would blend in architecturally with the exterior of the home so that it does not look like a remodel had occurred. This section of the roof that was lifted is known as a dormer and the roof style used on the exterior was called a side facing gable. Going the dormer route not only gave us a full height ceiling under the raised section of new roof, but also a required new bedroom window.

Converting your high ceiling into a new room, often referred to as a loft addition, can become any type of room you need. In this case we fitted the new bedroom within the available space. The second floor ceiling was a challenge in this model due to the lower roof line over the living room. It looked best to put the new floor system all the back over the vaulted dining room ceiling. The space over the dining room, not high enough for a regular room, was used for a giant storage room.
