For the rules pertaining to; ADUs, JADUs, granny flats, backyard homes, pool houses, cottage homes, carriage homes, pool houses and in-law suites it all boils down to the laws governing the offical definition of an accessory dwelling unit laws. For the most up-to-date and detailed explanation of the California ADU laws we recommend the resources on this page. We use this resource ourselves at TRUPLANS INC. Here's why: Local Misinterpretations We have found that the legislation governing accessory dwelling units is widely misinterpreted not only by homeowners and contractors, but by the local building departments that attempt to codify the changing regulations. There is some level of complexity and each city has some latitude over planning and zoning. Every City Trips Up At Least Once From our experience every city planning and building department pass on incorrect information when we are reviewing plans with them for an accessory dwelling unit. We do a lot of listening to hear how each city has codified the ADU rules. However, we also do a lot of double takes these days, having to go back to the city to question their understanding and what they said to us. We've pulled building permits in well over 85 cities now for all types of projects and all sized projects. Even with traditional room additions every city trips up at least once with something significant and gives out completely inaccurate information. Whether it has to do with setback requirements, floor area ratios, flood zone designations, height restrictions, attached and detached requirements, the list goes on. Checking the Plan Checker For the reasons mentioned above, our team has developed an extensive process to check and recheck what the planning and zoning technicians are saying to us. We have our own plan checker on staff before we ever take a set of plans to the city for review. You can hire TRUPLANS INC to make your ADU plans and get your permits. |
