​Two Bedrooms added and new bathroom addition

This one is truly not a traditional design. We were given the task of gaining two bedrooms and a new bathroom in such a small space. It meets building code and we'll get the final word as we pass it through the Lathrop planning and building department. The unusual sink outside the bathroom space was necessary to make the bedroom qualify by size and square footage. These are smaller bedrooms in the high ceiling remodel, but it works and the space should qualify just fine. Our preliminary chat with the building gave us the greenlight blessing without any visible corrections.

Massive changes are coming to this Lathrop, CA home! This is definitely an exercise in efficient architectural design, but our team made it work. 

That emptiness looming over the living room is being remodeled into TWO NEW BEDROOMS. Growing families are the majority of our clientele, and as such the extra living space becomes imperative. Moving out in this economy often means spending much, MUCH more than even two room additions. 

However, there was quite a challenge to be had here. Most high ceiling conversions entail building into an open-to-below space. This home does not have such a thing. There is an existing bedroom that could have an entry built to the other two rooms, but that is very invasive. 

The solution we came up with makes the most sense. By opening up the existing bedroom and tight corridor leading to it, we convert it into a NEW OPEN LOFT, complete with a window bench! 

It is still a net positive in the end - you get a cozy open loft to relax in, as well as two new bedrooms.

This project is nearing the final stages of the design process. We can't wait to begin maximizing this home's potential!

High Ceiling Conversion

High Ceiling Conversions are a special type of remodel - one that involves adding new floor space into an existing high ceiling. As such, envisioning a new room can be a bit trickier than a standard room addition, where it oftentimes consists of walls being rearranged. 

This is especially true when dealing with a vaulted ceiling. Many people will just assume that this kind of ceiling automatically disqualifies a loft addition. This is why we go through the trouble of producing 3D renders of our clients' future loft additions. It shows you the possibilities awaiting above your head - all while shutting down the naysayers. 

This homeowner will be presented with two design options - one with the ceiling untouched, and one with a partial roof extension via DORMER ADDITION.

We feel a dormer addition makes the most sense, as it greatly expands the headroom while keeping the cost down.

High Ceiling Conversion

The homeowners have been presented with two design options - a LOFT ADDITION retaining their vaulted ceiling line, or a DORMER ADDITION. 

We feel the dormer addition is the right pick in this situation. The homeowner will receive the maximum amount of headroom a dormer remodel will allow, without going all-out and raising the roof, which will also raise the project cost.

Regardless of which design option they pick, they will still be receiving another room as well, in the form of a NEW BEDROOM. ​

This remodeling project is not being designed as a loft addition, although that is what this type of room addition is sometimes referred to as. The design for this model pictured below is converting the cathedral ceilings into two new bedrooms and a new on-suite bathroom addition.

Building out can easily rack up the price. Rearranging the walls in your existing floor space has no meaningful impact on your overall square footage. 

A high ceiling conversion alleviates both of these issues. Not only is it cheaper than building out - in the case of an ADU - but the extra floor space adds to the overall square footage of your home!

The SUN ROOM is one of the main features this home is about to receive, building out into the existing backyard. This is a clever way to gain additional living space AND natural light. 

We are also set to perform a major facelift to the kitchen area. Removing the wall separating the living room and kitchen, dispensing with the hideous eye-level cabinets, and just touching up the entire thing will breathe new life into this residence. The result - a new OPEN CONCEPT KITCHEN, equal parts functional and eye-candy!

This fixer-upper isn't much to look at right now, but that is going to change very soon!

The kitchen area, in particular, feels so closed off and tight. The kitchen cabinets are very intrusive, and the wallpaper is just kind of gross to look at. The living room area is barely big enough to even be called as such.

​While I could go on, I think it's better to focus on the positives. For starters, this home is getting a major facelift! By simply removing the wall separating the living room and kitchen, it already makes a dramatic difference. It makes both areas feel so much more alive and roomy. Getting rid of those eye-level kitchen cabinets was absolutely imperative, as it would be a shame to have such a nice view blocked with such an eyesore. This is the power of an open concept kitchen remodel!

The kitchen isn't the only area receiving help - let's turn our attention to the backyard area. This home is going to get a whole new SUN ROOM!
