We were given the task of gaining two bedrooms and a new bathroom in such a small space. It meets building code and we'll get the final word as we pass it through the Lathrop planning and building department. The unusual sink outside the bathroom space was necessary to make the bedroom qualify by size and square footage. These are smaller bedrooms in the high ceiling remodel, but it works and the space should qualify just fine. Our preliminary chat with the building gave us the greenlight blessing without any visible corrections.

San Joaquin County High Ceiling Conversion Massive changes are coming to this Lathrop, CA home! This is definitely an exercise in efficient architectural design, but our team made it work. That emptiness looming over the living room is being remodeled into TWO NEW BEDROOMS. Growing families are the majority of our clientele, and as such the extra living space becomes imperative. Moving out in this economy often means spending much, MUCH more than even two room additions. However, there was quite a challenge to be had here. Most high ceiling conversions entail building into an open-to-below space. This home does not have such a thing. There is an existing bedroom that could have an entry built to the other two rooms, but that is very invasive. The solution we came up with makes the most sense. By opening up the existing bedroom and tight corridor leading to it, we convert it into a NEW OPEN LOFT, complete with a window bench! It is still a net positive in the end - you get a cozy open loft to relax in, as well as two new bedrooms. This project is nearing the final stages of the design process. We feel the dormer addition is the right pick in this situation. Ranch Tract El Camino Village Neighborhood This fixer-upper isn't much to look at right now, but that is going to change very soon! The kitchen area, in particular, feels so closed off and tight. The kitchen cabinets are very intrusive, and the wallpaper is just kind of gross to look at. The living room area is barely big enough to even be called as such. While I could go on, I think it's better to focus on the positives. For starters, this home is getting a major facelift! By simply removing the wall separating the living room and kitchen, it already makes a dramatic difference. It makes both areas feel so much more alive and roomy. Getting rid of those eye-level kitchen cabinets was absolutely imperative, as it would be a shame to have such a nice view blocked with such an eyesore. This is the power of an open concept kitchen remodel! The kitchen isn't the only area receiving help - let's turn our attention to the backyard area. This home is going to get a whole new SUN ROOM!
